Primary Purpose of Job Drives high quality, profitable loan growth through diligent risk management of the Commercial Real Estate Loan Division (CRELD) portfolio. Responsible for the review, structuring, and approval of new and existing Commercial Real Estate loans and provides experienced guidance on loan structuring options to mitigate credit risk for the Bank. Major Job Accountabilities
- Drives the active risk management of assigned CRELD portfolio.
- Works to identify credit weaknesses and raise credit concerns in a timely manner, identify and structure appropriate risk mitigants, and reinforce timely and accurate risk rating assignments.
- Advises Relationship Manager (RM), Department Manager, and Credit team on risks and mitigants associated with recommended deals. Manages the formulation of structures and covenants that mitigate credit risk for the Bank.
- Independently reviews or develops the overall objective of the statistical analysis of each property/loan in order to depict sufficient financial information in reports. Advises Management by rendering an independent opinion on overall credit worthiness.
- Able to independently advise clients of loan structuring options that best facilitate a successful transaction for the client and the Bank.
- Makes comprehensive recommendations on large loan transactions and relationships.
- Proactively researches and determines appropriate market rents, expenses, sales prices, etc. relative to each borrower's operating history and proforma in determining the appropriate underwriting cash flow for each property.
- Performs sensitivity analysis/stress testing and other alternative risk scenarios to ensure an adequate margin of repayment protection.
- Manages the negotiation and coordination of loan documentation, closing, and interfacing with Loan Operations for new loan originations, loan modifications, and loan amendments.
- Monitors construction loans independently and funds monthly draws per Bank policy.
- Delivers accurate monitoring information to various internal stakeholders proactively to assure the risk rating and regulatory asset quality rating for each loan reflects current conditions.
- Prioritizes a clear line of communication open with the RM, Department Manager, Credit Administration, and other internal stakeholders to promote transparency and a productive end-to-end loan process.
- Able to communicate with clients directly from time to time on behalf of the RM, the team, and the Bank.
- Able to perform the fundamental duties of an RM periodically as needed.
- Serves as a resource with internal stakeholders on matters pertaining to commercial real estate lending, debt structuring, and industry trends.
Experience Required One (1) to seven (7) years of experience in the following:
- Background in all aspects of commercial real estate lending. Able to handle the larger and more complicated credit requests independently.
- Established credit management skills.
- Able to handle all aspects of asset management on a portfolio size $100 - $300 million.
- Demonstrated ability to lead others.
Required Skills or Training
- Demonstrated experience in commercial real estate investment and development principles, concepts, dynamics, market conditions, and trends
- Proven ability to negotiate and be influential with highly skilled borrowers and their associates, which include high-net worth professionals.
- Advanced ability in cash flow modeling, risk & return measurements.
- Able to review various legal documents independently including, but not limited to, promissory notes, mortgages, financing statements, security agreements, personal guarantees, subordination agreements, and workout agreements.
- In-depth knowledge in:
- Modern business practices and the legal structures of corporations, partnerships, and sole proprietorships.
- Accounting principles and practices sufficient to analyze and evaluate financial conditions of corporate enterprises.
- Business products in order to cross-sell bank products.
- Ability to analyze and evaluate financial/credit data and prepare reports independently.
- Demonstrated ability to apply financial regulations, policies, and procedures to analytical work.
- Excellent verbal, written, and interpersonal communication skills.
