| Primary Purpose of Position |
The Maintenance Manager is responsible for the physical upkeep, structural preservation, and operational readiness of all Parking and Transportation Services (PaTS) parking decks, surface lots, and infrastructure. The position will manage comprehensive facility maintenance, including asphalt repairs, structural maintenance,
LED lighting upgrades, and elevator systems, by coordinating projects with engineers, Facilities Management, and external contractors. Additionally, this role oversees multi-year capital planning schedules and supervises the maintenance personnel team to ensure a clean, safe, and functional campus parking environment. |
| Summary of Position Responsibilities |
- Collaborate with structural engineers to develop designs, budgets, and project scopes while managing on-site contractors for structural repairs, concrete maintenance, pressure washing, and overall facility cleanliness.
- Partner with Facilities Management and external contractors to execute asphalt patching, crackseal application, sealcoat application, and ongoing trash collection services.
- Coordinate directly with Facilities Management and contractors to plan and oversee major resurfacing initiatives, including milling, paving, and full-depth reclamation projects.
- Audit elevator cleanliness and lighting infrastructure and coordinate necessary mechanical repairs with elevator contractors and Facilities Management.
- Collaborate with the Assistant Director of Parking, Parking Operations Manager, and Facilities Management to proactively identify and mitigate parking disruptions caused by broader campus construction.
- Partner with the Assistant Director of Parking and the Facilities Management Planning, Design & Construction division to coordinate both formal and informal capital improvement projects.
- Direct the recruitment, hiring, onboarding, training, and daily supervision of the parking maintenance personnel team.
- Work in tandem with the Assistant Director of Parking to develop, track, and maintain a rolling 10-year facility maintenance schedule and a 6-year capital projects schedule.
- Coordinate with departmental IT personnel to maintain, troubleshoot, and test core infrastructure technology, including Parking Revenue Control Systems (PARCS), mobile and fixed Automatic License Plate Recognition (ALPR) cameras, and related gate hardware.
- Perform other duties as assigned by leadership to support the evolving needs of the Parking and Transportation Services department.

| Minimum Education/Experience |
- Bachelor's degree in a discipline related to the area of assignment; or
- Equivalent combination of training and experience.
- All degrees must be received from appropriately accredited institutions.

| Preferred Education, Knowledge, Skills and Experience |
- Demonstrated experience overseeing the physical upkeep, structural preservation, and repair of concrete and asphalt infrastructure, including parking decks, surface lots, and related facilities.
- Proven ability to manage multi-year maintenance and capital project schedules, develop accurate budgets and project scopes, and coordinate directly with structural engineers, institutional facilities departments, and external contractors.
- Strong leadership skills with a track record of successfully hiring, onboarding, training, and managing the daily workflows and safety compliance of an operational or technical maintenance team.
- Experience supporting and troubleshooting specialized facility equipment, vehicle fleets, and industry-specific technology integrations, such as Parking Revenue Control Systems (PARCS) and automated license plate recognition (ALPR) hardware.
- Demonstrated capability to organize logistics, manage resource allocation, and direct response operations for severe weather preparation, emergency cleanups, and broader campus event impacts.
