NV5's Project Delivery Services, a part of Buildings & Program Management, is seeking a motivated and detail-oriented Assistant Project Manager (APM) to support Owner's Representative services on design and construction projects. Working under the direction of a Project Manager, this role provides exposure to all phases of project delivery while supporting successful outcomes for clients. This is a hybrid position based in Denver, CO or Jupiter, FL, with periodic travel to project sites required.
Responsibilities
Client Engagement & Owner's Representation
Support the Project Manager in serving as an Owner's Representative and trusted advisor to NV5 clients.
- Assist with client communications, coordination efforts, and follow-up to ensure alignment with project objectives.
- Interface professionally with clients, consultants, contractors, and internal teams while representing NV5 standards and values.
Project Management & Delivery
- Support the Project Manager in day-to-day project execution including planning, design coordination, bidding, construction oversight, and closeout.
- Assist with monitoring project scope, schedule, and budget in alignment with approved parameters.
- Coordinate routine project activities including task tracking, meeting preparation, and documentation of decisions and action items.
Design & Construction Support
- Assist with design coordination efforts, including tracking deliverables and consolidating review comments.
- Participate in construction meetings, site observations, and contractor coordination activities.
- Assist in reviewing and processing RFIs, submittals, change orders, pay applications, and contract documents.
- Support quality assurance reviews and contribute to project risk mitigation efforts.
Project Controls & Financial Support
- Monitor and maintain project budgets, including tracking commitments, expenditures, and forecasting cost impacts.
- Support financial oversight activities such as cost tracking, change log maintenance, and pay application review.
- Assist with schedule tracking, reporting updates, and refinement of internal project controls.
Regulatory, Permitting & Documentation Oversight
- Support permitting and regulatory coordination activities, including tracking submissions with Authorities Having Jurisdiction.
- Organize and maintain project files, logs, reports, and decision records in accordance with team standards.
Closeout, Occupancy & Transition
- Support project closeout activities including punch list tracking, closeout documentation, and final inspections.
- Assist with organization and turnover of warranties and record documents.
Internal Support & Professional Development
- Support internal project performance through document management, reporting support, and financial tracking.
- Collaborate with Project Managers and senior staff to improve delivery efficiency and best practices.
- Demonstrate initiative and commitment to professional growth within NV5.
- Limited travel is required to pursue new opportunities and meet project-specific requirements.
What Success Looks Like in the First 12 Months
- Successfully support projects through key milestones across design, construction, or closeout phases.
- Demonstrate reliability and attention to detail in financial tracking and project documentation.
- Build strong working relationships with Project Managers, clients, consultants, and contractors.
- Develop a solid understanding of Owner's Representative responsibilities and NV5 delivery standards.
- Show readiness to take on increasing responsibility within project teams.
Qualifications
Education and/or Experience
- Minimum of 4 years of experience supporting design and construction projects in an Owner's Representative, general contractor, or construction management role.
- Experience assisting with financial oversight including budget tracking, pay application review, and change order evaluation.
- Working knowledge of construction methods, design phases, permitting, procurement, and contract administration.
- Familiarity with capital projects for public-sector or mission-critical facilities preferred.
- OSHA 10 or OSHA 30 certification is a plus.
Technical Skills
- Proficiency with MS Project, Procore, Bluebeam, and Microsoft Excel.
- Ability to interpret construction drawings, specifications, and contractual documentation.
The pay range for this position in Colorado is $85,000- $110,000 per year; however, base pay offered may be higher or lower depending on job-related knowledge, skills, and experience of the candidate. Full range of medical, financial, and/or other benefits, dependent on the position offered. This information is provided per the Colorado Equal Pay Act.
