Qualifications:
- Four years education and/or experience in maintenance, preferably residential property management.
- Possesses a solid understanding of systems such as HVAC, plumbing, electrical mechanical, and code compliance.
- Possesses a basic understanding of safety and fire codes. - Ability to motivate oneself and work independently - Organizational skills - Able to make responsible choices and decisions and act in the resident's best interest. - Maintains confidentiality - Able to read, write, spell, do basic math, speak and understand English. - Boilers license preferred. Job Responsibilities and Duties: . Functions as the Lead Maintenance for campus.
- Provide clear and consistent direction to maintenance staff
- Assist in maintaining all mechanical equipment, emergency systems, building fixtures and groundwork as needed.
- Provide annual training of all systems for maintenance staff
- Provide daily updates to Director of Maintenance
- Provide quality control of existing staff to insure consistency within the Department
- Orders/maintains inventory of maintenance supplies
- Interacts positively with all team members in maintaining census by immediately completing apartment turns
- Maintain the grounds; trash, sweep, dumpster areas, snowplow, etc.
- Maintain the HVAC system to ensure proper air quality and comfortable temperatures throughout the campus.
- Test and schedule inspections on the fire protection systems as required by code.
- Test the resident security systems as required.
- Maintain the lighting systems, both interior and exterior at peak performance
- Maintain the plumbing system which includes monitoring and adjusting the resident accessible domestic hot water system to ensure code compliance.
- Perform preventive maintenance task as outlined on the PM report.
- Assist the Dir. Of Mtc. with his/her duties, and act accordingly in their absence.
- Incorporate A.C.T. (Accountability, Compassion, and Teamwork) into your daily routine and use A.C.T. as your guide in all interactions related to tenants, guests & staff.
Physical Requirements (based on essential responsibilities)
- Move, push, pull and/or lift objects weighing up to 75 pounds.
- Use hands and arms for simple grasping, pushing and pulling to sweep, mop, use containers of cleaning solution/chemicals, etc.
- Perform tasks requiring actions of muscles or groups of muscles to walk, stoop, bend, lift, and to carry objects
- Walk and/or stand for prolonged periods of time
- Speak clearly and make self understood in face-to-face interactions
- See objects closely to read directions, instructions, chemical warnings, etc.
- Hear normal sounds and voices with some background noise to receive verbal instructions, answer telephones, communicate with others, etc.
- Climb ladders, to work in warm areas, operate drills, sanders, saws, snow blowers, tractors and other mechanical equipment on a daily basis.
Environment: The position is subject to both inside and outside environmental working conditions including temperature changes and outside weather conditions. Working Hours: Full time, 40 hours per week, Shifts are generally assigned daytime hours, but the employee must have the ability to work various shifts, weekends, holidays, evenings and/or overnights.
