Fire Life Safety Specialty Engineer - System Testing & Commissioning

Position Overview

JLL is seeking a Fire Life Safety Specialty Engineer with expertise in testing, inspection, and commissioning of fire protection and life safety systems. This hands-on technical role ensures fire alarm systems, sprinkler systems, and engineered fire protection systems operate correctly and meet all regulatory requirements across our portfolio.

Key Responsibilities

The Fire Life Safety Specialty Engineer will conduct comprehensive testing and inspection of fire alarm systems, including initiating devices, notification appliances, control panels, and integration with building management systems. This includes performing testing, annual testing per NFPA 72 requirements, and troubleshooting system malfunctions or false alarms.

Sprinkler system testing responsibilities include conducting main drain tests, flow tests, alarm tests, and inspections of sprinkler heads, piping, valves, and fire pumps. The engineer will verify system pressures, water supply adequacy, and proper operation of backflow preventers and check valves in accordance with NFPA 25 standards.

Documentation is critical-the engineer will prepare detailed test reports, deficiency lists, and certificates of completion. They will coordinate testing schedules with building occupants and operations teams to minimize disruption, obtain necessary permits, and coordinate with fire alarm monitoring companies and local fire departments.

The position includes training property management teams on system operation, developing preventive maintenance schedules based on inspection findings, and providing technical support during emergency situations or system failures.

Required Qualifications

Candidates must possess a minimum of 5 years of hands-on experience testing and inspecting fire protection systems in commercial or industrial facilities. Fire licenses or higher certification in Fire Alarm Systems or Automatic Sprinkler System Layout is required. Thorough working knowledge of NFPA 25 (Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems) and NFPA 72 (National Fire Alarm and Signaling Code) is essential.

Technical competency is required with various fire alarm manufacturers including Simplex, Notifier, Honeywell, Edwards, Fire-Lite, and similar systems. Experience testing sprinkler systems, fire pumps, standpipes, and specialized suppression systems (FM-200, Inergen, Novec 1230) is necessary. Valid driver's license and ability to travel to multiple sites within assigned territory is required.

Preferred Qualifications

Additional certifications such as Certified Fire Protection Specialist (CFPS), Certified Fire Alarm Technician (CFAT), or manufacturer-specific certifications strengthen candidacy. Experience with integrated building systems, access control integration, and mass notification systems is valued.

Familiarity with testing equipment including flow meters, pressure gauges, multimeters, and fire alarm test equipment is beneficial.

Competencies

Strong technical troubleshooting skills and hands-on mechanical/electrical aptitude are essential. Excellent attention to detail ensures accurate testing procedures and comprehensive documentation. The ability to read and interpret fire protection drawings, system riser diagrams, and control sequences is critical.

Effective communication skills enable clear explanation of technical findings to non-technical stakeholders. Physical capability to climb ladders, work at heights, access confined spaces, and lift equipment up to 50 pounds is required. Strong organizational skills support managing testing schedules across multiple properties simultaneously.

Work Environment

This position involves significant fieldwork at client properties including office buildings, industrial facilities, data centers, healthcare facilities, and retail centers. Work may require flexibility for after-hours or weekend testing to accommodate building operations. Personal protective equipment (PPE) will be provided as needed.
