What this job involves:

As aSenior Operating Engineerwith JLL, you will be a vital technical contributor to the seamless operation of assigned commercial buildings. This hands-on role requires you to demonstrate technical expertise in one craft area-whether electrical, HVAC, or plumbing-while being multi-skilled across other building systems. You will independently and collaboratively repair, maintain, restore, and replace various building operational components to ensure optimal facility performance. Your proactive approach and technical proficiency will directly support JLL's commitment to delivering world-class facility management services that create safe, efficient, and comfortable environments for our clients and their tenants. What your day to day will look like:

  • Execute preventive and corrective maintenanceon facility mechanical, electrical, plumbing, and installed systems using CMMS work order management to ensure timely completion of all assignments.
  • Monitor Building Automation Systems (BAS), respond to alarms, troubleshoot system malfunctions, and escalate critical issues to maintain uninterrupted building operations.
  • Inspect, repair, and maintain HVAC equipmentincluding refrigeration compressors, chillers, air handlers, water cooling towers, pumps, motors, and automation/controls systems in accordance with industry standards and codes.
  • Perform plumbing repairs and installationsincluding restroom fixtures, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps to ensure reliable water and waste systems.
  • Conduct electrical maintenance taskssuch as lamp and ballast replacement, fixture repair, basic wiring troubleshooting, and installation to support safe and functional lighting and power systems.
  • Complete facility rounds and due diligence inspections, proactively identifying conditions that impact client occupancy and operations, entering work orders, and performing special tasks including painting, pressure washing, tenant service requests, and general repairs.
  • Provide best-in-class customer serviceto tenants and clients through professional communication, timely follow-through, and collaboration with vendors for routine preventative maintenance, emergency repairs, and after-hours building support as required.

Required Qualifications:

  • High School Diploma or equivalentwith4-6 years of applicable technical experiencein building engineering with a strong background in HVAC, plumbing, electrical, controls, and overall system design and application.
  • Valid Tennessee Driver's License(must be maintained throughout employment).
  • Universal CFC Certification(or equivalent refrigerant handling certification) and additional certifications as an electrical and/or plumbing technician.
  • Hands-on technical expertisein one craft area (HVAC, electrical, or plumbing) with demonstrated ability to analyze system operations, diagnose malfunctions, and execute corrective actions independently.
  • Proficiency with Computerized Maintenance Management Systems (CMMS)and effective use of Microsoft Office products (Outlook, Word, Excel), smartphone applications, and internet-based facility management software.
  • Physical capabilityto lift, carry, and push equipment weighing 50+ pounds; work on ladders up to 30 feet; and perform tasks requiring standing, walking, kneeling, bending, stooping, reaching, and working in mechanical/equipment rooms and outdoor environments.
  • Availability for on-call rotationand ability to arrive on-site for emergency service response within 45 minutes; willingness to support after-hours building activities as required.

Preferred Qualifications:

  • Experience working in commercial property management or corporate facility environmentswith exposure to tenant service and customer-facing responsibilities.
  • Familiarity with Building Automation Systems (BAS)such as Johnson Controls, Honeywell, Siemens, or similar platforms for monitoring and troubleshooting HVAC and building systems.
  • Knowledge of health and safety regulations, OSHA standards, and facility safety protocols including confined space entry, lockout/tagout (LOTO), and fall protection procedures.
  • Experience performing carpentry and general building maintenance tasksincluding ceiling tile replacement, carpet and floor tile installation, drywall repair, and painting.
  • Strong interpersonal and communication skillswith a proven ability to work independently, manage competing priorities, and deliver timely updates to facility management teams and clients.

  • Frequently required toreach, stoop, kneel, crouch, crawl, and lift/move up to 50 pounds.
  • Occasionally required tosit and lift/move up to 100 pounds; climb ladders up to 30 feet.
  • Specific vision abilities required includeclose vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • This position requiresworking outdoors, in mechanical/equipment rooms, and in extreme weather conditions.
  • Regularly exposed tomoving mechanical parts, heavy equipment, wet/humid conditions, high/precarious places, fumes, airborne particles, electrical shock risk (high voltage), and vibration.
  • Occasionally exposed totoxic or caustic chemicals, extreme cold, and extreme heat. The noise level in the work environment is usually loud.

Pay: $65,000 to $75,000

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.
