Responsibilities
ECS is seeking a Building Enclosure Senior Project Associate to join our SoutheastBuilding Science & Infrastructure team in Charleston, SC. The Senior Project Associate is responsible for managing building enclosure projects and serving as lead technical consultant on building enclosure investigations, assessments, commissioning, and testing. The is a client-facing role with daily involvement with clients, project teams (e.g., architects, general contractors, engineers, owners) and heavy involvement in project execution and junior staff development. In this role, you'll serve as Project Manager for projects on existing buildings and new construction where ECS is performing building enclosure investigations, assessments, testing, commissioning, and design consulting. You'll collaborate with a multidisciplinary team to deliver high-quality consulting solutions to a diverse range of facilities and clients. Responsibilities Technical Leadership:
- Demonstrate strong knowledge of building science & infrastructure related testing and consulting services
- Collaborate with staff members on a variety of projects and actively mentor junior staff to support the overall development of the team
- Coordinate and lead project meetings, providing solutions to technical and administrative issues as necessary
- Prepare building science & infrastructure reports, perform analysis, and provide recommendations. Interpret test results, identify issues, and recommend corrective actions
- Lead client meetings and/or calls to present and discuss report findings and conclusions
- Oversee preparation and review of reports from junior staff prior to Principal review and provide final sign off where approved
- Direct project set up and implementation with junior staff and ensure appropriately trained and experienced staff are assigned
- Oversee building science & infrastructure projects and assist junior staff with resolution of issues and training of field staff while managing several projects simultaneously
- Possess exceptional technical writing skills with regard to spelling, grammar, and professional content/tone. Understand and utilize standard industry terms and terminology. Proofread written work and perform peer reviews of colleagues' reports focusing on mechanical considerations (grammar, spelling, etc.) as well as report content and validity of conclusions
Business Development & Client Engagement:
- Market ECS services and maintain and further develop the client database
- Host or attend project discussions with clients and follow up on reports to determine if there are questions
Project Management & Oversight:
- Manage project budgets and prepare change orders. Oversee project budgets of others as assigned and review change orders and invoices. Assist with collection efforts and guide junior staff on how to communicate testing and/or budget concerns
- Prioritize tasks and meet project deadlines
- Oversee the preparation and review of proposals and change orders
Team Leadership:
- Schedule, train, and supervise subordinate staff members
- Collaborate with other managers to make staffing decisions and maintain appropriate staff levels
Building Enclosure Responsibilities:
- Demonstrate extensive understanding of the construction process and strong ability to read and interpret maps, drawings, and site plans. May perform drafting or utilize computer aided design (CAD) software
- Demonstrate strong knowledge of IBC, local building codes, and national standards such as ASHRAE, SMACNA, ASTM, CSI, and other guidelines relevant to building enclosure consulting. Begin to gain familiarity with writing specifications
- Maintain working knowledge of building enclosure testing protocols and common test methods that align with project requirements and industry standards. Advise on appropriate testing based on project needs and understand how field testing, system limitations, and test outcomes relate to design performance and potential failures
- Review daily site observation and/or inspection reports in accordance with company policy. Perform site observations or inspections as needed and conduct routine visits to active project sites to ensure appropriate quality and progress
- Mentor junior staff and communicate project completion milestones with clients while advising on any significant directional changes. Maintain continuous communication with field staff and senior managers on multiple projects concurrently.
- Develop test plans, perform testing, and review test results and final reports of specialized building enclosure testing
- Perform building enclosure and forensic assessments
- Perform building enclosure commissioning (BECx), including milestone visits and participation in or leadership of commissioning meetings
- Perform new construction design review and design of repairs to existing building envelope components
- Perform peer review of designs, specifications, and submittals
- Provide consulting services for both new construction and the built environment on building enclosures, including exterior cladding systems, roofing, waterproofing, curtain walls, and slabs-on-grade
- Manage junior staff to direct field work performed by subcontractors and ECS field staff on complex projects independently. Projects will often be performed simultaneously
Qualifications
Qualifications:
- Bachelor's and/or Master's degree in Civil Engineering, Architectural Engineering, Structural Engineering, or Architecture (NCARB)
- 5+ years of related experience
- Direct experience with building enclosure consulting, including field investigations, testing, commissioning (BECx), design review, or forensic assessments
- Licensed or certified in at least one of the following preferred but not required:
- Professional Engineer (P.E.)
- Registered Architect (R.A.)
- International Institute of Building Enclosure Consultants (IIBEC) certifications: RRC, RWC, REWC, RBEC, CBECxP
- University of Wisconsin-Madison certifications: BECxP, CxA+BE
- Extensive knowledge of building science & infrastructure principles and applications, building and materials codes and construction practices, and structural, architectural, and building systems, design, and/or analysis
- Ability to work effectively with clients, peers, and supervisors as well as independently; ability to build and manage a team
- Excellent project management and consulting skills
- Strong judgment, critical thinking, and decision-making abilities
- Strong leadership skills and experience mentoring or supervising staff
- Excellent ability to manage and develop new clients
- Experience delegating/assigning projects and tasks to staff while also managing projects independently
- Must be able to lift a minimum of 40 pounds multiple times per day, stand for extended periods, walk on uneven ground through various terrains, and perform work at heights
