A large mortgage servicing organization is seeking a Foreclosure Specialist to support post-foreclosure activities, with a primary focus on evictions, property preservation, FHA post-sale processes, and documentation management. This is a highly manual environment with proprietary systems-ideal for someone detail-oriented, organized, and comfortable managing tasks without automated workflow prompts.
The role sits within the post-foreclosure team of ~25 people, with only one other teammate currently handling eviction-related work. The ideal candidate will bring strong experience with FHA loans (approximately 75% of the workload) and deep familiarity with eviction timelines, property preservation workflows, and investor/insurer reporting requirements. *Responsibilities* Post-Foreclosure & Eviction Management * Manage eviction files from referral through completion; coordinate with attorneys and track occupied properties until vacancy. * Ensure eviction actions follow investor, insurer, and regulatory guidelines. * Provide required notices and documentation to investors and mortgage insurance carriers. Property Preservation & Conveyance * Partner with property preservation vendors to ensure properties reach ICC (insurable condition). * Request tax certifications, monitor utilities, HOAs, and transfer or pay accounts as needed. * Prepare conveyance and title packages; submit completed files to Quality Control. * Submit curtailment requests when vendor delays impact timelines. Foreclosure Documentation & Reporting * Prepare or review deeds, documents, and figures for judicial foreclosures. * Issue notices of sale once all timelines and requirements are met. * Handle postponements, reinstatement requests, judgments, and borrower referrals (loss mitigation, loan counseling, short sale evaluation). * Prepare bid instructions and obtain required approvals for post-sale asset disposition. * Report sale details to investors and mortgage insurance carriers. Claims, Invoicing & Escrow * Review and approve foreclosure and property preservation invoices. * Reconcile escrow accounts; monitor and apply adjustments. * Gather receipts for property preservation, fee expenses, refunds, and escrow advances for claim submission. * Ensure all claims and supporting documentation are correctly uploaded into the retention system. Administrative & Tracking Responsibilities: * Electronically file documents, maintain accurate digital records, and provide requested copies. * Monitor all timelines to ensure compliance with FHA, investor, insurer, and state requirements. * Update internal systems (no automated workflow-must self-manage tasks). * Participate in video/on-camera interviews and team communications. *Qualifications* * 3+ years of experience in: * Eviction processing (preferred) * Property preservation * Foreclosure or post-foreclosure servicing * Strong understanding of FHA loan requirements. * Mortgage servicing exp required (originations experience does not apply). * Experience working in manual or non-automated workflow environments. * Ability to navigate complex documentation, timelines, and legal requirements. *Preferred Skills* * Experience handling conveyance, ICC requirements, claims submission, and title packages. * Strong documentation, follow-up, and organizational skills. * Ability to work with attorneys, vendors, and internal teams professionally and effectively. * Comfortable working in a high-volume, detail-driven servicing environment. *Job Type & Location*This is a Contract to Hire position based out of San Diego, CA. *Pay and Benefits*The pay range for this position is $25.00 - $25.00/hr.
