What to Expect
The Pre-Construction Development Manager will lead the strategy planning, due diligence, and business planning of complex corporate real estate development projects with a primary focus on supporting the company's Research & Development (R&D) and Engineering organizations. This role is responsible for delivering state-of-the-art facilities including research laboratories, prototyping workshops, pilot production lines, and specialized technical spaces that meet the unique functional, technical, and regulatory requirements of innovative R&D and engineering programs.
What You'll Do
Identify and evaluate potential development sites or opportunities, collaborating with Tesla Real Estate and Legal teams Conduct feasibility studies, due diligence, and financial modeling to assess project viability and ensure projects meet quality standards and timelines Review development impact fees, property condition assessment (PCA) reports, and environmental findings reports for technical feasibility and supporting lease negotiations Develop and manage preliminary project budgets, schedules, and forecasts with our project controls team Manage entitlement processes, including securing zoning approvals, permits, and regulatory compliance; review tax incentive opportunities with Tesla Tax Team Collect all pre-construction documentation such as as-builts and coordinate site 3D scanning, as needed Coordinate with internal stakeholders and external partners
What You'll Bring
- Bachelor's Degree in Real Estate or equivalent experience
- 7-10+ years in real estate development, project management, or corporate real estate, with proven track record of managing projects from inception to completion
- Experience in commercial/corporate construction and site selection process
- Strong financial analysis and budgeting skills
- Excellent project management abilities
- Knowledge of zoning laws, entitlements, permitting processes, and building regulations
- Superior negotiation, communication, and leadership skills
- Travel up to 30% of the time

Expected Compensation
$91,200 - $199,500/annual salary + cash and stock awards + benefits
Pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements dependent on the position offered. Details of participation in these benefit plans will be provided if an employee receives an offer of employment.
