Position Highlights

University Facility Services is currently seeking a Custodial Area Supervisor - Carpet position. The supervisor issues and secures keys for team members, drives custodians to their assigned buildings, and assists as needed. The supervisor will conduct periodic time studies to evaluate work based on square footage data and maintain accurate time records for the team. This position supervises a specialty carpet and hard floor cleaning team responsible for helping to maintain 13 million square feet annually across the university.

This position primarily works the evening shift and may require weekend work for university events such as sports, graduation, and more.

Duties & Responsibilities
  • Manages a dedicated team responsible for carpet cleaning, hard floors, pressure washing, and sweeping sidewalk maintenance across campus.
  • Plans work schedules to ensure routine maintenance is carried out efficiently, minimizing disruptions for students and faculty.
  • Regularly drives a university vehicle to inspect completed work in various buildings, delivers supplies, and transports custodial staff as needed.
  • Assists in supervising intercollegiate athletic events and campus activities, ensuring smooth operations and addressing the needs of participants and spectators effectively.
  • Recommends budget, materials, and equipment for assigned areas.
  • Prepares a variety of operational reports and memoranda's. Completes Career Conversations with employees annually.
  • Submits documentation regarding employee job performance and behavior. May meet with employees to issue disciplinary action.
  • Coaches custodians to improve their job knowledge; provides high-quality cleaning services and encourages career development.
  • Trains custodians and temporary staff on equipment operation, chemical usage, and cleaning schedules.
  • Performs other duties as necessary to meet the needs of our customers.
  • Requests appropriate material, equipment, and supplies while operating within the established budget.
  • Recommends budget, materials, and equipment for assigned area.

Knowledge, Skills, and Abilities:

  • Knowledge of cleaning equipment, products, techniques, and standards.
  • Proven team-building skills.
  • Knowledge of budgeting and the budgeting process.
  • Proven organizational skills.
  • Strong verbal and written communication skills are required to build relationships and communicate information to other team members.
  • Strong customer service skills.
  • Excellent written and oral communication skills.
  • Supervisory skills, management skills, such as planning and organizing, and the ability to train new employees are required.
  • Ability to lift 50lbs.
  • Equipment Knowledge: Carpet Van, Edge machine, side by side, burnisher, water extraction, blowers, dehumidifiers.
  • Knowledge of pressure washing techniques and familiarity with the use of street sweepers.
  • Basic computer skills.

Minimum Qualifications
  • High school diploma or high school diploma equivalency is required.
  • Seven years of relevant experience, or equivalent combination of education and work experience.
  • Must have a valid driver's license and ability to drive according to the University Fleet Safety Policy.
Preferred Qualifications

  • An associate degree with a minimum of four years of experience in custodial services.
  • Two to four years of custodial supervisory experience is also highly preferred.
  • Carpet Care and Hard Floor Care experience.
  • Experience in flood response management.
