Summary:

The Freedom Federal Credit Union Mortgage Specialist serves as a key resource for members seeking home financing solutions. This position guides members through the mortgage process from initial inquiry to loan closing, ensuring all interactions meet Freedom Federal Credit Union's standards for accuracy, compliance, and member service excellence. The Specialist provides expert advice on mortgage products, collaborates with internal and external partners, and ensures adherence to all regulatory and organizational requirements.

The Mortgage Specialist complies with all federal, state, and credit union policies and procedures, including (but not limited to) the Bank Secrecy Act (BSA) and Office of Foreign Assets Control (OFAC), and maintains confidentiality of member and organizational information at all times.

Essential Duties & Responsibilities:

  • Mortgage Origination and Processing
    • Interview mortgage applicants to assess financial needs, creditworthiness, and eligibility.
    • Review and explain mortgage programs, qualification criteria, and closing requirements.
    • Conduct pre-qualification and pre-approval assessments.
    • Obtain and analyze financial documentation to ensure compliance with internal and external lending regulations.
    • Evaluate loan applications against credit union policies and underwriting guidelines.
    • Submit loans for management or underwriting approval and monitor progress through closing.
    • Perform quality control checks during origination, processing, and post-closing stages.
    • Prepare complete loan files and documentation packages for submission to underwriting.
    • Coordinate closings with title companies, attorneys, and in-house staff.
    • Audit post-closing files and complete audit sheets as required.
    • Monitor lender-paid closing costs and track outstanding documentation.
    • Maintain active NMLS registration in compliance with the S.A.F.E. Act.
  • Administrative and Member Support
    • Process loan payoffs and prepare satisfaction documents.
    • Track active mortgage loans, resolve member inquiries, and ensure timely responses.
    • Evaluate loan files and system records to verify collateral protection, including tax and insurance follow-up and title tracking.
    • Notarize documents for members as needed.
    • Assist with post-closing activities such as escrow setup, insurance verification, and document imaging.
    • Monitor and track documentation to ensure accuracy and completeness.
  • Outreach and Relationship Management
    • Promote Freedom Federal Credit Union's mortgage products and services through proactive outreach and relationship-building.
    • Deliver exceptional member service by providing clear communication and professional guidance throughout the loan process.
    • Support business development initiatives by maintaining strong partnerships with real estate professionals, title agents, and other external partners.
  • Compliance
    • Ensure adherence to federal and state mortgage regulations, including TRID, RESPA, HMDA, and Regulation Z.
    • Prepare, review, and distribute all disclosures in accordance with regulatory timelines.
    • Maintain thorough knowledge of lending policies, procedures, and compliance requirements.
    • Protect the confidentiality of member data and ensure all documentation meets legal and organizational standards.

Required Experience

  • High school diploma or GED required; associate or bachelor's degree preferred
  • Minimum of two (2) years of experience in mortgage lending or financial services
  • Current NMLS registration required
  • Notary Public certification preferred
  • Strong knowledge of lending regulations, mortgage documentation, and credit union operations
  • Excellent organizational, analytical, and interpersonal skills
  • Proficient in Microsoft programs

Interpersonal Skills

A significant level of trust and diplomacy is required to be an effective subject matter expert in the position. In-depth dialogues, conversations, and explanations with members, direct and indirect reports, and outside vendors of a sensitive and/or highly confidential nature is a normal part of the day-to-day experience. Communications can involve motivating, influencing, educating, and/or advising others on matters of significance.
