Job Description
At IPS, we are global leaders in developing innovative solutions for the consulting, architecture, engineering, project controls, procurement, construction management, and CQV of technically complex facilities, primarily in the life sciences industry. We are looking for a talented MEP Superintendent to join our industry-leading Project Delivery and Construction team at a project site near Emeryville, California. In this role, you will lead specific construction site activities, including specific trades, and manage parts of the field operations on projects. You will assume the primary responsibility for activities associated with specific trades on assigned construction sites, lead assigned vendors and subcontractors to meet project goals, and ensure the achievement of safety objectives on assigned projects. Additional Responsibilities
- Ensures projects meet applicable quality requirements.
- Interacts with clients at the site on assigned projects and promotes positive relationships.
- Supports the Construction Manager in the development and maintenance of the following: pre-construction, construction, closeout execution plans, project schedules, including targeted and actual activities lists, durations, and sequencing logic.
- Develops a working knowledge of the project budget for assigned trades and identifies exceptions to the project budget throughout the execution of the project.
- Supports the Construction Manager in the development of change control documentation and related financial documentation.
- Oversees the work of assigned vendors and subcontractors to ensure compliance with quality requirements.
- Participates in constructability reviews of design documents.
- Supports Project Manager and Construction Manager in the procurement and coordination of all required extra-corporate project resources.
- Works with the Project Manager and Construction Manager to conduct pre-bid walk-through and de-scope meetings.
- Works with the Project Manager and Construction Manager to select subcontractors and vendors.
- Supports the Project Manager in the evaluation of vendor and subcontractor invoices.
- Assists in the evaluation of requests for payment against actual performance.
- Manages subcontractor and vendor change requests.
- Evaluates the legitimacy of the request in terms of contractual requirements and the validity of the cost estimate.
- Personally makes periodic site inspections and evaluations, and reports on the results of those inspections.
- Supports the Construction Manager in the production of daily reports of site conditions, including weather, force levels, and safety issues.
- Completes job safety analysis documentation and other safety documentation as required by the corporate safety program.
- Supports the Construction Manager and Document Control to ensure that all submittals are distributed, reviewed, and stored to meet project and corporate requirements.
- Reviews submittals as necessary to meet project requirements.
- Supports the Project Manager and Construction Manager in ensuring compliance of project activities with legal and regulatory requirements.
- Oversees startup activities of assigned trades if included in the project scope.
- Oversees commissioning activities of assigned trades if included in the project scope..
The salary offered for this role is between $117,000 and $157,000, but the actual salary offered is dependent on experience, skill set, and education.
Qualifications & Requirements
- 5+ years of experience in construction site management.
- Proven experience acting as a Superintendent on MEP projects (mechanical, electrical, and plumbing).
- Some travel may be required.
Preferred Qualifications
- Previous working experience within the Pharmaceutical, Biotechnology, or Biopharmaceutical industry.
- Bachelor's degree in Engineering, Construction Management, or a related discipline, or an equivalent technical degree.

- Must be able to stand, sit, and walk for prolonged periods.
- Must possess the ability to stoop, kneel, crouch, and crawl as required.
- Must be able to lift and move objects weighing up to 50 pounds.
- Must be able to climb ladders as necessary.
Work Environment
- Must be able to work in both indoor and outdoor environments, which may include exposure to varying working conditions.
- Must be able to adhere to strict cleanroom gowning protocol
Travel
- This position will have 25% travel, or as required by the assigned project.
- You may be assigned to the client site for an extended period of time.
- Overnight travel or staying in the city of the Client's location is possible, depending on the assignment.

- You will visit construction sites and will be required to take site safety training and adhere to site safety rules.
- Must have access to reliable transportation.
- Must have the ability to travel and commute on a daily or routine basis.
- Work schedule may require flexibility, including availability to work 1st, 2nd, or 3rd shifts, as well as weekends.
Safety
- This position is a safety-sensitive position.
- The employee is designated for field work and attends activities at client sites where they work in construction, process, packaging, manufacturing, research or other "non-administrative" areas.
