EMS/BAS Tech - GSA Facilities - Lakewood, Colorado


SUMMARY:

EMS/BAS Technician apply knowledge of various building trades, such as electrical, mechanical, telecommunications and information systems networks, to computer-based control systems and building automation and environmental control energy equipment in commercial and industrial buildings. They interface with customers, architects, engineers, and contractors to install and service building automation systems, including project start-up and commissioning, in office buildings, industrial property, medical centers, hotels, malls, retail stores, and warehouses. BAS Technicians are responsible for troubleshooting, fixing and updating HVAC systems and associated controls; downloading, updating and verifying software accuracy; and calibrating and testing HVAC systems and controls. BAS Technicians must be well versed in environmental energy equipment such as heating, ventilating and air-conditioning systems, heat pumps, boilers, air handlers, variable air volume and mixing boxes, chillers, and related equipment, lighting control, security and access control, irrigation, and fire alarm interfaces, and water leak detection.

ESSENTIAL DUTIES AND RESPONSIBILITIES:


  • Performs skilled and semi-skilled preventative and predictive maintenance, inspection, testing, repair,
  • and installation of digital, electrical, and electronic control equipment related to air conditioning,
  • fume hood, and exhaust systems.
  • Researches and implements ways to fully utilize and improve existing systems to assure the most
  • efficient overall campus energy utilization.
  • Performs a daily review of the system, troubleshoots and makes sure necessary changes are made in
  • programming and calibration to ensure proper operation of controls and instrumentation.
  • Identifies energy conservation measures (ECM's) throughout the campus by making visual
  • inspections and identifying deficiencies.
  • Assists with troubleshooting and analysis to ensure maximum reliability and efficiency.
  • Estimates labor, materials, and equipment needed for assigned projects; monitors inventory levels of
  • materials and equipment; orders, receives, and maintains inventory of materials and equipment as
  • needed.
  • Records and maintains work and material records.
  • Observes safe work methods and makes appropriate use of related safety equipment as required.
  • Maintains work areas in a clean and orderly condition, including securing equipment at the close of
  • the workday.
  • Provides needed information and demonstrations concerning how to perform certain work tasks to
  • new employees.
  • Assists other District employees with various projects related to the college's energy management
  • systems.
  • Learns and applies emerging technologies and, as necessary, to perform duties in an efficient, organized, and timely manner.
  • Performs other related duties as assigned.



EDUCATION and/or EXPERIENCE:


  • Principles, practices, methods, equipment, materials, and tools used in building automation
  • operations.
  • Operation of HVAC controls and campus energy management system (EMS) to meet both comfort
  • and conservation requirements.
  • Automated building management systems, energy conservation equipment and related components.
  • HVAC, lighting, systems and controls.
  • Applicable federal, state, and local laws, regulatory codes, ordinances, and procedures relevant to
  • assigned area of responsibility.
  • Occupational hazards and safety equipment and practices related to the work.
  • Standard office practices and procedures, including the use of standard office equipment, basic
  • record-keeping, and arithmetic.
  • Safe work practices, including safe driving rules and practices.
  • English usage, spelling, vocabulary, grammar, and punctuation.
  • Techniques for providing a high level of customer service by effectively dealing with the public, vendors, students, and District staff, including individuals of various ages, disabilities, socioeconomic and ethnic groups.

COMMUNICATION SKILLS:

Must have the ability to respond to common inquiries or complaints from customers, managers and staff members. Ability to write reports. Must have the ability to effectively present information and respond to questions from managers, fellow employees and customers.

REASONING ABILITY:

Must be able to read and interpret various information to ensure procedures are followed.

PHYSICAL DEMANDS:

The employee is frequently required to stand, walk, sit, use hands to finger, handle, or feel, reach with hands and arms, and talk or hear. The employee is occasionally required to climb or balance, stoop, kneel, or crouch. The employee may occasionally be required to lift more than 50 pounds. The employee must have close vision, distance vision, color vision, peripheral vision and the ability to adjust focus.

WORK ENVIRONMENT:

Work environment will require daily travel using a company vehicle to various sites around the RGV area. The employee may be exposed to noise, dirt, dust, grease, machinery with moving parts, irritating chemicals, and occasional cold, heat, and inclement weather. The work may require the use of protective devices, such as masks, goggles, and/or gloves.

Pay Rate: $67.80

A Background Check and Drug Screening will be performed for this position.
