Position Summary

Supervise the loan servicing, administrative, and clerical support to the members in a manner that demonstrates the highest level of member service and discretion on confidential matters. Maintain all records surrounding mortgage loan servicing and ensure the department stays in compliance with all federal servicing laws. Conduct training and coaching on all servicing functions. Handles escalated problems and issues requiring an advanced level of knowledge in servicing and residential mortgage loans. Perform pre and post audits on all underwritten loans. Performs duties in compliance with regulatory requirements including, but not limited to, the Bank Secrecy Act.

Supervises: Mortgage Servicing Agent I, Mortgage Servicing Agent II, and Mortgage Servicing Agent III

Essential Job Functions and Responsibilities

30 % - Supervise direct reports to maximize productivity, efficiency, and the potential of the human assets of TTCU, including: hiring, directing job assignments, monitoring staff performance, coaching, counseling, training, assuring compliance with regulatory requirements and organizational mission, values, policies and work rules. Appraise performance and provide recommendations for staff compensation, promotion, and termination, as appropriate.

20 % - Oversee servicing agents to ensure compliance with all federal servicing laws. Train new servicing both in group and one on one sessions, regarding booking and funding mortgage loans, paying taxes and insurance, processing mortgage releases and subordinations, payment processing, and training and monitoring the sales to the secondary market (i.e. FHLB, and Catalyst). Provide mentoring and additional training to help ensure all servicing agents are properly cross trained.

20 % - Review mortgage loans at closing to ensure completed loans are put on the TTCU tracking system and appropriate payment can be made. Fund all second mortgage products and balance applicable general ledger accounts. Track and manage all trailing documents and prepare loan files for Imaging Department once a package is complete. Ensure loan servicing requirements are met in a timely manner; such as product type differentiation, homeowners insurance, property taxes, Private Mortgage Insurance (PMI) premiums, release of mortgages, and assists in handling past due notices. Oversee the presentation, funding, preparation and delivery of packages to secondary investors by established time deadline after funding. Audit files to ensure accuracy.

20 % - Responsible for reviewing all underwritten loans for a pre-closing audit to verify they are in compliance with all Fannie Mae guidelines and TTCU policies. Perform a post-closing audit on all closed loans to ensure all legal documents were properly executed. Ensure all loans requested for an audit by our investors, federal and state examiners are provided by the due date and all exceptions are resolved.

10 % - Handle the booking and funding of construction loans. Responsible for processing weekly draws and ordering draw inspections. Maintain communication with the members on a weekly basis during the draw phase to inform them when the funds are available and how much they have remaining. Process the permanent financing when the construction is complete.

Minimum Qualifications

Educational Requirements

A two-year college degree or completion of a specialized course of study at a business trade school

Certificates/Licenses

Must have and maintain a valid driver's license

Experience in banking or credit union with exposure to banking operations and terminology preferred/3 Years/Basic

Experience working in the mortgage industry preferred/2 Years/Basic

Experience dealing with construction loans preferred/1 Year/Basic

Additional Requirements

Job Knowledge

Intermediate knowledge with Microsoft Office (Word, Excel, PowerPoint, SharePoint and Outlook)

Intermediate computer skills utilizing various systems required for processing and servicing loan and account information, preparing correspondence, spreadsheets and reports

Ability to use judgment that is consistent with standards, practices, policies, procedures, regulations or government law Knowledge of underwriting requirements

Interpersonal Skills

Intermediate written and verbal communication skills including good grammar skills, are required for working directly with applicants, co-workers and members; good telephone skills

Working Conditions

Routinely perform work indoors in climate controlled shared work area with minimal noise
