Facility Operations Manager

The Maersk NAM operations hub is a 290,000 SF owned facility in Charlotte, NC, half of which is leased to a standalone Fortune 500 user. Reporting to the Head of Real Estate, Maersk is seeking a highly proactive and customer service-oriented Facility Operations Manager to oversee the daily operations, maintenance, and safety of our building, grounds, and equipment. The Facility Manager will ensure that the workplace is functional, efficient, and compliant with all health, safety, and environmental standards.

Key Responsibilities:

Maintenance & Operations

  • Prioritize all facilities operations to efficiently meet end user needs.
  • Oversee building and equipment maintenance schedules.
  • Manage relationships with vendors and service providers.
  • Ensure all facilities are in optimal working condition.
  • Develop, plan & administer preventative maintenance plan.
  • Assist with procurement of building services and contract management.

Facility Planning & Improvements

  • Monitor facility layout, space utilization, and recommend improvements.
  • Lead facility renovation or in-office relocation projects.
  • Maintain accurate building & stacking plans.

Health, Safety & Compliance

  • Ensure compliance with local, state, and federal regulations.
  • Conduct regular safety inspections and implement corrective actions.
  • Coordinate emergency response and fire safety systems.
  • Ensure all manuals are kept current regarding business continuity, reception duties, guard procedures, and emergency SOPs.
  • Oversee all security operations to ensure they are current & updated (badging activities, guard procedures & access).

Budgeting & Reporting

  • Collaborate with building management company to develop, administer & monitor operating budget
  • Track and report on facility KPIs, expenditures, and maintenance logs.
  • Contribute to Maersk's ESG goals and reporting efforts.

Team Management

  • Provide direction and establish managerial control over on-site building management team.
  • Schedule regular training on safety and operational procedures.
  • Serve as colleagues' on-site point of escalation for any facility related issue.
  • Manage facility related communications with broad office population (office closures, interruption of services, building access, etc.)

Qualifications

  • Bachelor's degree in Facility Management, Engineering, Business Administration, or related field (preferred).
  • Proven experience (5 years minimum) in facility or property management.
  • Strong knowledge of building systems (HVAC, electrical, plumbing).
  • Familiarity with occupational health and safety regulations.
  • Excellent leadership, communication, and organizational skills.
  • Proficiency in facility management software or tools.
  • Exceptional ability to prioritize & ensure requests/projects are completed accurately & quickly
  • Experience with budget preparation, bid & purchasing procedures & expense control

Starting Salary: $110,000 - $120,000 USD*

Benefits: Full-time employees are eligible for Health Insurance, Paid Time Off, and 401k Match.

*The above stated pay range is the anticipated starting salary range for the position. The Company may adjust this range in light of prevailing market conditions and other factors such as location. The Company will work directly with the selected candidate(s) on the final starting salary in accordance with all applicable laws.
