The Facilities Tech III works under the direction of the Facilities Supervisor as part of a team performing a variety of building maintenance, remodeling, and landscaping of Volunteers of America Oregon's facilities. This position is also responsible for providing onsite directions to Facilities Technician I/II positions and interns/trainees.

Education, Training and Experience:



  • Advanced, working knowledge of best practices necessary to maintain/troubleshoot/diagnose, repair and/or recommend remedy for the effectual repair and maintenance of VOA OR portfolio of facilities, including electrical, plumbing, carpentry and finishes, HVAC and air delivery systems, roofing systems, general building systems and components, common commercial kitchen equipment, washer and dryer equipment, pumps, dispensers, filtration systems, and other common commercial equipment and their components
  • Advanced knowledge of use and care of tools necessary to the effectual repair and maintenance of VOA OR portfolio of facilities, including, but not limited to, hand tools, measuring devices, moving equipment, landscape and outdoor tools, fasteners and hardware, power tools, test equipment, and shop tools.
  • Minimum of five years' experience performing building maintenance, including carpentry, plumbing, electrical, HVAC, landscaping and appliance repair is required.
  • Minimum of three years of experience as lead on a maintenance crew is required.
  • Experience working within a nonprofit or social services environment is preferred but not required.
  • Prior experience as licensed contractor is preferred but not required.
  • Experience in performing and/or leading safety inspections and able to identify deficiencies and their respective remedies.



Knowledge, Skills, and Abilities:



  • Knowledge of building infrastructure and systems, including HVAC, plumbing, electrical, and mechanical components.
  • Knowledge of safety protocols and regulations relevant to facility management and maintenance tasks.
  • Knowledge of computerized maintenance management systems for organizing work orders and managing inventory.
  • Knowledge of building codes and construction regulations.
  • Skilled in problem-solving to address a range of facility-related challenges and implement effective solutions.
  • Skilled in conducting preventive maintenance activities to uphold the operational efficiency and longevity of building systems.
  • Skilled in utilizing various tools and equipment for facility maintenance tasks safely and efficiently.
  • Skilled in communicating with team members, contractors, and vendors to facilitate maintenance activities.
  • Skilled in managing multiple tasks and projects concurrently, adhering to deadlines and budgetary constraints.
  • Ability to supporting a team of facility technicians to achieve collective goals, including the ability to train others.
  • Ability to change priorities during evolving situations, maintaining composure and making informed decisions.
  • Ability to problem-solving skills to swiftly address facility issues and minimize disruptions to operations.
  • Ability to communicate with supervisors, peers, and junior technicians, including utilizing email communication for dispersed stakeholders.
  • Ability to effectively prioritize scheduling of work activities using calendars and software, ensuring efficient use of time and resources.

  • Must be able to pass a DHS criminal history background check.
  • Reliable vehicle, an active driver's license, current insurance, and ability to pass our insurer's driving standards.



Essential Duties and Responsibilities:



  • Identify and communicate maintenance needs and/or problems and performing general maintenance duties at individual program sites.
  • Assist in communicating and working alongside sub-contractors, work crews or vendors.
  • Lead and provide onsite directions to Facilities Technician I and II roles and interns/trainees.
  • Assist in developing, implementing, and maintaining a preventative maintenance program for the individual sites.
  • Assist team performing landscape maintenance such as lawn mowing, pruning, leaves or snow/ice removal.
  • Assist in planning, development, and construction of special projects.
  • Comply with safety regulations and maintain clean and orderly work areas.
  • Maintain appropriate documentation of projects, work records, and costs for supplies for individual program sites.
  • Maintains professional boundaries at all times with coworkers and program participants.
  • Demonstrate reliability by being present for work as scheduled, arriving and leaving on time and taking breaks in expected time frames.



Other Duties:



  • Perform other duties as assigned by supervisor.



Supervisory Responsibility: This position has no supervisory responsibilities. Position serves as site lead, providing general guidance and instruction to Facilities Technician I's and II's.

  • While performing the duties of this job, the employee is required to talk, hear, use hands to finger, handle or feel, reach with arms and hands, stoop, stand, walk and sit. Individual will be required to use a variety of handheld and power tools. Individual must be able to climb and/or work off a ladder.
  • Employee must be able to lift up to fifty (50) pounds.


  • Environmental Conditions: Work is regularly performed in a combination of office, residential centers, outdoors, and shop conditions. Travels locally to VOA facilities. Regular exposure to dust, odors, oil, fumes, and noise.



Schedule: This is a full-time position; 40 hours per week. Schedule is typically Monday through Friday 8:30 a.m. to 5:00 p.m., but can be flexible depending on employee's availability and program needs, allowing for 4 tens, and/or weekend hours. Some weekends or evening hours may be necessary in emergency situations. Rotating on call schedule will be a part of schedule.
