JLL is looking for the following attributes:

  • Good technical understanding of building systems, especially as they relate to a critical environment atmosphere.

  • Ability to clearly articulate technical issues and solutions to JLL and client management

  • Professional appearance and communication skills (written, oral, meeting participation)

  • Ability to efficiently and effectively manage a large site with operations and maintenance staff

  • Very strong focus on safety and the ability to oversee the activities of 3rd party service providers

  • Critical Standby Power plant experience, switchgear and critical Environment skills.

Supervises: Engineers, Mechanics and 3rd Party Contractors

Main Roles and Responsibilities:

Organize and manage all administrative functions related to the engineering group. This includes but is not limited to:

* Safety and Safety Training

* Budgeting and financial control

* Compliance with all local codes, rules, regulations and licensing requirements

* Ensuring compliance with workflow management

* Personnel compensation management

* Team training

* Team productivity monitoring

* Upward reporting on budgets, energy accounting, and productivity

Supervise and organize all staff activities either directly or through effective delegation to subordinates. Included are activities such as:

* Organization of dispatch and response procedures

* Schedule all Operations teams for proper client coverage

* Developing and motivating the team

* Assist the Client in maintaining 100% uptime on all on-going Lab projects

* Dispensation of activities, projects, and routines

* Establishing and using chain of command procedures

* Instilling a sense of pride and customer service in team members

* Implementing hazard control and team safety practices

Fully implement all standard operating systems and practices, including the following:

* Implementation of the CMMS, Building Engines Preventive Maintenance System or similar

* Maintain team standards for uniforms and appearance

* Establish training goals for each team member

Recognize the authority and objectives of the client. Conduct all activities in a businesslike, competent, and professional manner. This includes:

* Interacting with contractors, vendors, and consultants in an unbiased, objective, and ethical manner.

* Complying with all policies and procedures established for the property.

* Identifying key industry resources that can aid the operation or contribute to enhancements.

* Treating all fellow employees, industry contacts, and property visitors fairly, impartially, and in a non-discriminatory fashion.

Formulate and implement the preventive maintenance program. Specific duties include:

* Scheduling of preventive maintenance with minimum disruption of building services while completing in a timely manner.

* Performing and/or delegating preventive maintenance tasks to the appropriately qualified staff member

* Coordinating the input and output of the Preventive Maintenance system with administrative personnel

* Reviewing the status of preventive maintenance on a regular basis

* Analyzing preventive maintenance log data in order to formulate more efficient operating procedures

Provide training and supervision aimed at expanding the capabilities of the engineering assistants. Specific duties include:

* Demonstrating the proper use and care of tools and instruments

* Giving "hands on" instruction in basic maintenance and trouble-shooting procedures

* Developing work schedules

* Evaluating job performance on an ongoing basis

* Conducting annual progress reviews

* Recommended enrollment in relevant outside courses

* Instilling an overall professionalism in manner and appearance

* Screening engineering staff candidates

Service Delivery

  • Reads and understands the applicable Service Level Agreements, helps achieve the Key Performance Indicators and scores favorably on the client satisfaction surveys.

  • Ensures appropriate follow up with customers

  • Seeks to continuously improve processes, systems and overall client satisfaction

  • Provides direction/information to vendors, facilities staff and service providers as required to ensure excellent coordination/execution of work within client environment with minimal disruption

Financial Management
  • Helps support facility specific cost savings targets to contribute to the account achieving significant savings in year one and two of outsourced operations.

  • Creates and issues purchase orders as directed by managers. May be asked to reconcile/review invoices against purchase orders to ensure accuracy.

  • Supports all requests associated with Jones Lang LaSalle Management, Operations and Financial audits

Skills/Qualifications
  • Member of Local 94

  • Minimum 10 years field experience managing facility operations

  • Maintains and supports JLL Commitment to Safe operational Excellence.

  • Ability to lead, train and inspire other engineers to perform at the highest level.

  • College graduate preferred.

  • Good interpersonal and communication skills, both written and verbal

  • Good computer skills, proficient in MS Office programs.

  • Superior customer service skills and orientation. Collaborative style needed. Ability to maintain professionalism at all times under stressful situations

  • Strong organizational skills and attention to detail. Ability to plan and manage work under time constraints, without direct supervision.

  • Sound troubleshooting skills and the capacity to fully resolve problems

  • Holds applicable license(s) for site operations

  • Standby Power Generation operating experience and Critical Environment experience

This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and heavy equipment. The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock (high voltage); and vibration. The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat. The noise level in the work environment is usually loud.

Estimated total compensation for this position:

150,000.00 - 170,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
