ABOUT THE ROLE

The Manager, Office & Retail Leasing is responsible for all office and retail leasing activity for our Columbia, MD commercial assets including existing and future developments.

What You Will Do

  • Manage the broker relationships to ensure leasing objectives are met/exceeded.

  • Achieve key performance metrics and goals for the Columbia region by analyzing and providing feedback on broker-provided Letters of Intent.

  • Track and accelerate lease approvals and documentation while identifying areas for improvement.

  • Create templates that include typical tenant LOI and lease requests along with predefined approved responses to expedite LOI and lease process.

  • Conduct relevant prospective tenant tours and meetings.

  • Effectively negotiate HHC's position as it relates to various lease provisions.

  • Meet regularly with broker partners and develop/review/update marketing materials to maintain relevancy while also auditing other platforms (CoStar, etc).

  • Partner with Tenant Coordination to accurately propose and forecast space investments and timelines.

  • Own the rental revenue budget / forecast process maximizing occupancy and profitability of office and retail assets.

  • Develop comprehensive market understanding and competitive analysis.

  • Strategize property vision with local property management teams, senior leadership and third-party brokerage firms.

  • Participate in pro forma creation of new developments providing relevant lease-up expectations.

  • With the Property Management team, develop and maintain relationships with tenants to measure satisfaction and future office space needs.

  • Develop and implement leasing strategies that will maximize occupancy rates and rental income.

  • Facilitate contract comments with HHC team members, coordinate information with Legal and respond to active negotiations quickly and efficiently.

  • Manage a list of building encumbrances including ROFO rights, expansion rights, relocation rights, and other Tenant rights that impact the operations of the portfolio.

  • Coordinate with property management staff to ensure that buildings and office spaces are maintained to a high standard, addressing any tenant concerns or maintenance issues as necessary.

  • Manage and track lease expirations analyzing pros/cons of renewals vs. new tenancy.

  • Lead weekly / bi-weekly meetings with office and retail brokers

  • Prepare regular reports and stacking plans on leasing activity and occupancy rates.

  • Report directly to the Head of Office Leasing on all regional updates.

  • Bachelor's degree in business, real estate, or a related field.

  • 3-6 years of experience in commercial real estate leasing, with a focus on office leasing.

  • Strong negotiation and communication skills, with the ability to build and maintain relationships with tenants and property owners.

  • Strong relationship building with brokers and community.

  • Knowledge of the local real estate market and leasing laws and regulations.

  • Ability to work independently and manage multiple projects simultaneously.

  • Proficiency in Microsoft Office and property management software.

  • General knowledge of contract documents and commercial construction.

  • Excellent interpersonal, verbal, and written communication skills.

  • Ability to present to all levels of an organization.

  • Handle a dynamic work environment with competing priorities.

  • A team player who can multi-task and is self-directed.

  • Exercise sound judgment when making decisions.
