Facilities Management (FM) provides maintenance, grounds, and custodial services to the entire campus. As a key steward of the University's facilities, FM is responsible for facility assessments, skilled trades, general construction, building care, grounds, recycling, asbestos, and the management of planned, corrective, and preventive maintenance.

Under the supervision of the Senior Associate Director of Maintenance, the Shop Manager provides strategic leadership and operational oversight in a collaborative, team oriented environment for a professional facilities management group. This role emphasizes fostering an engaged and cohesive team, advocating for facilities initiatives, and managing skilled trades staff to ensure quality preventive and corrective maintenance.

The Shop Manager will:

  • Lead and manage the development and implementation of preventive maintenance programs, ensuring compliance with university policies, building codes, and safety standards
  • Oversee and coordinate the activities of skilled trades staff, including Building Trade Council (BTC), United Auto Workers (UAW), and/or Teamster members, serving as a coach and mentor to drive productivity, consistency, and quality and ensure implementation of specified policies/process.
  • Collaborate with Facilities Management stakeholders, FM Operations and Support Services, and FM's Knowledge Management initiatives to ensure alignment with strategic goals, innovation, and continuous improvement.
  • Provide consultation and guidance to internal and external stakeholders, including Maintenance Planners, Asset Management, and campus partners, ensuring effective planning, scheduling, and prioritization of workloads.
  • Monitor construction and renovation sites to ensure safety compliance, addressing and resolving noncompliant safety issues in partnership with leadership and regulatory agencies.
  • Assess campus needs, forecast maintenance requirements, and act as a steward of university resources, leveraging insights from FM's Knowledge Management initiatives to enhance decision making and operational effectiveness.
  • Hold the University's relevant licenses and/or certifications for the trades group(s) they manage or oversee, as applicable

The Manager will enforce compliance with work rules, safety policies, and union contracts, while proactively identifying and addressing current or future facilities challenges. By balancing strategic advocacy with operational leadership, the Shop Manager will play a critical role in achieving the University's long term facilities management objectives.

We require these qualifications:

  • Bachelor's degree or equivalent; 5 to 7 years of experience or equivalent; or equivalent combination of education and experience.
  • Proven ability to effectively manage and provide strategic leadership for a large group of employees in a highly diverse environment.
  • Demonstrated experience in developing, implementing, and managing preventive maintenance programs for complex facilities.
  • Familiarity with managing workforces governed by collective bargaining agreements, including BTC, UAW, and/or Teamster contracts.
  • Proven ability to lead strategic initiatives and influence organizational change in a facilities management context.
  • Experience in work site safety programs, hazardous materials protocols, building codes, maintenance and construction work processes, and information flow protocols.
  • Comprehensive knowledge of OSHA regulations, safety policies, and other relevant compliance requirements related to facilities maintenance and construction.
  • Strong interpersonal, organizational, and communication skills (both written and verbal) with the ability to proactively manage partnerships and strategically manage multiple priorities while working under pressure.
  • Experience with enterprise level maintenance management software (e.g., Maximo, TMA, or similar systems) for tracking work orders, maintenance schedules, and asset management.
  • Knowledge of and experience with sustainable building practices, energy efficiency, and other green initiatives in facilities management.
  • Experience in project estimation, cost analysis, and/or budget planning.
  • Demonstrated commitment to supporting diversity, equity, access, inclusion, and wellbeing, with skill in understanding cultural differences.
  • Demonstrated experience managing work as well as proficiency with university policies and procedures.
  • Experience with Microsoft Office: Outlook, Word, Excel, PowerPoint.
  • Ability to understand construction documents, asset specifications, and cut sheets.
  • Have or be able to obtain OSHA 10 certification.
  • Have or be able to obtain licenses required for the State of New York, Town of Ithaca, and City of Ithaca.
  • Must have and maintain a valid driver's license; may be required to operate a motor vehicle (your own vehicle or Cornell owned) to travel to/from job sites.

  • Bachelor's degree in construction technology or related field.
  • Experience in a unionized University or Institutional Facilities Management environment including research, teaching, agriculture, athletic, and residential facilities.
  • Experience with Control, HVAC or Refrigeration.
