We are supporting our client in hiring for a Commercial Property Manager who will be based out of the Greenwood Village office when not traveling to the current and new project sites as they go live throughout the U.S.
We are seeking an experienced Commercial Property Manager to oversee and direct operations at various office buildings. The role manages the day-to-day needs of these properties, including overseeing maintenance and custodial tasks, while interacting with tenants to collect and process rent checks, maintaining lease agreements, and showing spaces to potential lessees. The responsibilities of the Commercial Property Manager include the following: *Manage Leases, negotiate terms and communicate with clients. *Direct Maintenance Activities, including being "on call" to manage tenant issues outside of office hours. *Report Financial Information and manage Cash Flow *Oversee Personnel Management: Oversee site personnel, including security guards and regular maintenance staff. *Skills and Qualifications* The Commercial Property Manager needs to be highly organized and able to successfully interact with tenants both in person and remotely, property owners, and third-party contractors. The Commercial Property Manager should have the following skills: *Customer service - As the go-to contact for tenants, must possess excellent customer service skills and the ability to resolve conflicts *Negotiation skills - Negotiate leases with clients with diplomacy and tact in creating leases that benefit both parties *Financial management - Create budgets, report on financial performance, and collect tenant rent payments *Contractor relations - Hire and supervise contractors to conduct maintenance and cleaning activities with experience supervising personnel and directing projects *Marketing experience - Market available properties and spaces to potential tenants *Multitasking skills - Able to quickly pivot between the varied responsibilities of this position *Ability to anticipate potential conflicts or problems with subject properties Education and Experience *Three years of experience with property management, real estate development and/or similar customer-facing role. *Three years of experience managing budgets for owner properties. *Excellent knowledge of the real estate lease process. *Familiar with property management programs and knowledge of MS Office Suite *Travel* This position requires some travel to tenant sites. There may be occasional travel to remote tenant sites with a typical trip being one or two days and may include overnight travel.
