Property Maintenance Technician Gaithersburg, MD Pay From: $21 per hour MUST: Experienced Maintenance Tech 1-2 years related experience and/or training, or equivalent combination Working knowledge of electricity, plumbing, carpentry, painting and refurbishing Familiarity with HVAC system and various appliances Computer proficiency Must possess a valid Driver's License Certificate of Training (HVAC, other appliances) a plus Previous experience with affordable housing High school degree or equivalent preferred DUTIES: Prioritizes Service Requests Follows up on work assignments for efficient, thorough completion Maintains record of types and frequency of service requests received Prepares inventory of equipment, tools and supplies Acknowledges any unusual repairs requiring special attention Look for areas to reduce operational costs Maintain inventory Performs regular inspections of the property Notifies management of maintenance problems and recommends solutions Assists in preparation of all maintenance related records Assists in move-in and move-out procedures Makes recommendations for contract services and supervises contract maintenance workers Knows current condition of all vacant apartments Keeps workshop or utility room clean, orderly and safe (according to the established OSHA standards) Provides role model for maintenance staff by following all company procedures and presenting an appearance appropriate for the image of the property Ensures all locks are re-keyed after a resident move out Ensures all make-readies are complete in a timely manner, or as directed by supervisor Obtains thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants Assists in all aspects of the property's maintenance including but not limited to: grounds, custodial, preventive, corrective, deferred and emergency maintenance (listed below) Maintains exterior and public lighting Repair non-structural wear and damage to buildings Cares for lawn, plants, shrubs and flowers Cleans parking areas, sidewalks, alleyways, hallways and common areas Prepares vacant apartments Paints Services appliances, equipment, plumbing, and minor electrical repairs, etc. Picks up trash on property and removes pet waste Cleans garbage area Quadrant is an affirmative action/equal opportunity employer.
