The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. The above hiring range represents the University's good faith and reasonable estimate of the range of possible compensation at the time of posting.

Position Summary

Reporting to the Building Superintendent, and under general direction, the Handyperson A is responsible for building and grounds repairs and preventive maintenance of CUIMC apartment buildings. Primary objective to keep building and building systems at optimal operating capacity and customer satisfaction.

Responsibilities



  • Complete customer work orders as they pertain to building systems and infrastructure; tasks will include minor carpentry, plumbing, electrical and plastering.
  • Inspects building infrastructure and equipment and performs preventive maintenance to ensure proper working condition.
  • Perform maintenance and inspections of apartments during move-in and move-outs, including key management and cutting.
  • Capacity to use or assist with common trade tools including but not limited to: multi-meter, drain-snake, kinetic ram, pro-press)
  • Capacity to assist with and operate, to some capacity, absorption chillers, steam boilers, and cooling towers.
  • Ability to perform preventative maintenance and minor troubleshooting with package air conditioning units, air handler units and associated controls.
  • Perform all task in accordance to safety and building standards.
  • Assist with snow and ice removal. Some heavy lifting required.
  • Assist with vendor work, providing access and communicate with supervisors as needed.
  • Assist porters during emergency situations requiring property risk mitigation.


Minimum Qualifications



  • High School diploma and/or the equivalent required. Five years of related building handyperson experience required.
  • Basic understanding of standard building system (electrical, mechanical, plumbing), mechanical aptitude and manual dexterity.
  • Some experience with boilers and/or chillers, pumps and motors.
  • Intermediate level of computer proficiency.
  • Good interpersonal skills and ability to work with a team.
  • Effective written and oral communication.
  • Customer service based experience.


Preferred Qualifications



  • Well versed in operations and maintenance of absorption air conditioning chiller units and their auxiliaries equipment and controls.
  • Working knowledge of oil fired low pressure boilers and their auxiliaries and capacity to troubleshoot issues.
  • Water chemical testing and logging experience.
  • Supervisory experience in related field.
  • Vocational School or Associate Degree in related trade/field.

Possess or be able to obtain the below within the first 12 months of employment.

  • S-11 (Supervision of Residential Sprinkler System)
  • S-12 (Citywide Sprinkler System)
  • S-13 (Citywide Standpipe System)
  • S-95 (Supervision of Fire Alarm Systems and other related systems)
  • P-99 (Low Pressure Oil Boiler)
  • G-35 (Operate Air Compressor)
