Architect(s) (full-time, multiple openings) needed in Charlotte, North Carolina to determine how to strategically and pragmatically approach the design and construction of projects from the proposal process through construction administration. Provide zoning and code knowledge, technical guidance, and innovative solutions to resolve complex technical and design issues such as ensuring that design solutions meet all regulatory requirements. This includes developing and proposing multiple strategies and methods to innovatively approach the project's design, as well as conceiving various design approaches by determining the types of materials to be used on the project. Lead all project phases to drive client projects from concept through design development to obtain client approval of the design, and then through construction documents, permitting, and construction administration. Collaborate and communicate with design team, clients, consultants, contractors, fabricators, vendors and regulatory agencies to resolve complex technical and design issues to meet overall project objectives. Lead pre-design tasks, including occupancy studies and zoning analyses. Once the designs are developed, prepare and produce detailed 2D/3D drawings and specifications that ensure that the client, project team and contractors can easily comprehend designs. Lead the construction administration phase of the project, including ensuring builder compliance with design specifications, responding to substitution requests, RFI's (requests for information), reviewing shop drawings and submittals by contractors and advise on design corrections. Conduct and document site visits. Lead documentation coordination with full consultant teams such as structural, MEP, lighting, AV, acoustic, landscape, civil and other consultants. Research and specify materials appropriate for project execution to validate that they are the right materials based on performance criteria. Lead the sustainability integration and coordination of any project certifications as part of the requirements for the project. Must have a Master's degree (or foreign equivalent) in Architecture, Interior Design, or related field, plus two (2) years of design experience (non-intern, non-fellowship) with all of the following: (1) Translating sketches and documents into realized 2D/3D models and images using Building Information Modeling (BIM) software, parametric design software, 2D/3D software, including AutoCAD, Revit, Grasshopper, Illustrator, SketchUp, InDesign, 3ds MAX, Bluebeam Revu, Rhino, V-Ray, and Enscape; (2) Preparing full Schematic Design, Design Development, Construction Document sets in AutoCAD and/or Revit; participating in all project phases, including entrance and circulation strategy, conceptual designs, graphic presentations, facade development (product and material specification), and production utilizing site surveys, design sketches and other inputs to prepare digital architectural models using Revit and/or CAD based on BIM development standards; (3) Utilizing financial service client guidelines and standards and managing all content design updates on retail portals for both prototypes and commercial offices; (4) Producing high quality renderings, site plans, sections, elevations and construction details for financial services, specifically pertaining to corporate and retail projects and developing all design stages of large complex projects and experience in financial services and retail development; (5) Construction Administration experience with financial service projects, including corporate office and retail, branch locations utilizing working knowledge of materials, construction techniques, building codes, standards, building construction, and building structures; (6) Developing the schematic design of the core and shell of a building, including the lobby, curtain wall system, parking, elevator banks, internal/exterior staircases, core, bathrooms and terraces; delivering concept and schematic design package, which includes site analysis for commercial office buildings of size and scale that require Type I and II construction with corresponding life-safety requirements, design concept, design narrative, sustainability simulation tests, floor plans, sections, elevations and photo-realistic renderings; (7) Performing environmental analysis to understand the daylighting and lighting required for mixed-use space planning; developing Life Cycle Analysis and carbon footprint reduction strategies for interior materials and developing material EHD (Environmental Health Declaration) analysis for project material specifications; AND (8) Facilitating multiple aspects of client, team, and project coordination, including full documentation coordination with general contractor, structural, MEP (mechanical, electrical, plumbing), lighting, facade, audio/visual, acoustics, interiors, landscape, civil consultants, and working directly with other consultants and/or contractors. In the alternative, we will accept a Bachelor's Degree (or foreign equivalent) in Architecture, Interior Design, or related field, plus five (5) years of progressive post-bachelor's degree design experience (non-intern, non-fellowship).
