Overview
Under the direction of the Director of Facilities, provides oversight, quality control and consultancy to the office of facilities concerning the day-to-day custodial services and grounds services on campus. Work with the Property Lease Management Committee to manage Clarkson's rental property portfolio, including optimizing occupancy, ensuring properties are maintained and rent is collected, negotiating lease agreements, etc. The property portfolio includes the JR Westin Building, The Quarry, Old Main, Lewis House, and others. Ensures a clean and safe environment for students and staff and compliance with applicable college policies, standards and regulatory agency codes. Coordinates immediate Facilities Management Services (custodial) and campus response to issues or events affecting campus operations. Supervises the Custodial Supervisors and custodial staff for an assigned campus or center. Hires, trains, evaluates, and disciplines. Oversees and provides guidance to Grounds Manager in fulfilling their responsibilities to oversee grounds, landscape, irrigation, recycling and snow plowing across campus.
Responsibilities
* Reports to the Director of Facilities. Supervise grounds manager and all custodial personnel to include student workers and outside contractors. * Working with members of the Property Lease Management Committee, manage the rental property portfolio, including advertising vacant space, negotiating lease agreements, coordinating with internal or external contractors to maintain properties and respond to tenant repair complaints. * Supervise a variety of personnel action to include but not limited to hiring, performance appraisals, transfer promotions, vacation schedules, dismissals. * Serve as liaison to Residence Life, Dean of Students, campus administration and Deans or Directors for the entire University with respect to replacement of furniture, room damages, student complaints and requests pertaining to custodial operations throughout the campus. * Oversees and manages custodial operations for residential halls, academic buildings and other facilities. * Performs inspections of work to ensure that facilities are in the condition expected for the University. * Work with the Director of Facilities on the development of certified training for all custodial staff, custodians, supervisors and manager. * Keeps current on cleaning techniques and methods to ensure the proper hygiene of facilities for the university. Will promote formalized training for initial and continuous development of custodial staff. Will utilize accepted testing practices for auditing of custodial work. This will be a KPI * Ensure that all custodial staff members are trained in the proper use of chemicals to maintain the facilities on campus. * Approve and monitor all purchases for the custodial department. * Coordinate the purchase and application of new products and equipment. * Will maintain an equipment asset table to establish the condition and risk associated with equipment. This will be a KPI. * Work with Residential Life to ensure that all needs can be met for summer programs, campus functions and special events. * Works with other members of the management staff to coordinate other occurrences such as construction, maintenance, and other renovation projects. * Enforces safety regulations for employees and students. * Live out the Clarkson University values in all daily activities. * Oversees timesheet completion, tracking hours worked, annual, sick, comp time and overtime. * Ensures work order completion, both incoming and outgoing with follow-up as needed. * Directs communication with faculty, staff, and building coordinators in regards to problems, issues, and events. * Physically coordinates response, and files and follows-up with paperwork for accident/injury issues. * Acts as the first step in the disciplinary procedure with counseling and coaching documents. * Performs yearly and monthly evaluations on full-time, probationary, and temporary employees. * Performs overtime as needed/emergency situations. * Meets with and interviews possible hires to determine new employment. * Handles disputes both internal and external regarding to the department. * Takes preventative measures to prevent damage to state/personal properties. * Electronically signs and submits employees' time cards and approves or disapproves annual and sick leave. * Accomplish department objectives by managing, encouraging, and motivating staff, lead staff meetings, and develop a culture of trust, teamwork, and entrepreneurial initiative. * Coaches, counsels, and disciplines employees as needed. Develops, coordinates, and enforces systems, policies, procedures, and productivity standards. * Accomplishes staff results by communicating job expectations, planning, monitoring, and appraising job results. Provides professional development opportunities. * Work weekends/evenings as needed * Perform any other duties assigned by the Electrical Projects and Facilities Manager.
Qualifications
Education: Minimal Qualifications: * Associates degree or work experience equivalent. Preferred Qualifications: * Bachelor's degree in Business Management or a related field preferred Experience: Minimal Experience: * Minimum of five years of experience in an Educational Facilities Supervisory role. Preferred Experience: * Previous experience in a custodial and grounds maintenance role.

* Demonstrate ability to manage and motivate staff and to establish and maintain effective working relationship to diverse constituencies and accomplish written and oral directions as necessary. * Must be able to direct, plan, coordinate and assign work schedules of others * Excellent written and oral communication skills. * Must have the capability to plan, coordinate, analyze, execute and document specific administrative and management functions with long term goals in mind. * Computer literacy and a working knowledge of floor plans. * Must have enthusiasm for the job, a customer service approach and will be willing to work within a team environment. * Knowledge of the principles and methods of supervision. * Standard custodial/maintenance practices, procedures and techniques * Applicable laws, rules, regulations, codes and/or statutes related to the use of cleaning agents, environmental/hazardous waste, waste management, and recycling policies and regulations * Inventory management principles and practices * Knowledge of MDS (Material Data Sheets) * Knowledge of the care and maintenance of equipment used in custodial work * Ability to evaluate situations and make decisions * Ability to follow instructions * Ability to train new personnel and coordinate the efforts of a work crew * Excellent time management skills * Must possess a valid NYS Driver's license and acceptable driving record. * Ability to negotiate with existing or prospective tenants using market data to justify leasing rates.
