The Property Maintenance Superintendent is responsible for overseeing and executing maintenance and repair work on occupied single-family homes as well as renovation work on vacant homes. This role ensures timely project completion while maintaining high-quality standards and compliance with safety protocols. Key responsibilities include HVAC, plumbing, and electrical repairs, as well as managing in-house technicians and external vendors. Additionally, this role plays a critical part in coordinating rehabilitation and turn projects, ensuring they meet company standards and deadlines.
This position is provided a work van, so you must have a good driving record.
Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. Project and Vendor Management
Develop, maintain, and manage projects and schedules for rehabilitation and turn work. Oversee both in-house technicians and external vendors, ensuring quality control and compliance. Proactively identify and resolve project issues or schedule conflicts, escalating when needed. Maintain accurate records of all rehabilitation and turn projects. Provide timely updates and reports when needed. Participate in weekly status meetings, ensuring all information is up to date.
Maintenance and Repairs
HVAC Systems: Diagnose, repair, and maintain HVAC components, including thermostats, motors, capacitors, refrigerant lines, and ductwork. Ensure compliance with safety standards. Plumbing: Repair or replace faucets, sinks, toilets, garbage disposals, water heaters, and minor plumbing components. Clear drain lines as needed. Electrical: Diagnose and repair electrical issues, including outlets, switches, circuit breakers, GFCIs, and minor wiring repairs. General Repairs: Perform minor carpentry work, including doors, cabinetry, trim, and molding repairs. Repair drywall, texture, and touch-up paint as needed. Install or repair windows, blinds, and screens.
Operational and Customer Service Excellence
Utilize technology for work order management, inventory tracking, and reporting. Communicate effectively with residents, vendors, and internal teams to provide excellent customer service. Maintain a clean and safe work environment at all times. Align with company values and uphold professional integrity in all interactions.
Qualifications:
Skilled in installation, troubleshooting, repair of, but not limited to the items listed above Experience in leveraging technology (laptop, iPad, iPhones, etc.) Ability to work on-call and overtime hours, as needed Ability to correspond (in writing and verbally) effectively with team members, residents, and vendors Work safely, wearing Personal Protective Equipment (PPE) Takes ownership of work product and delivers within tight deadlines Ability to work well under pressure, self-manage, and set an example for others Experience managing complex projects through to successful completion Track record of building respectful relationships with both internal and external team members, vendors, direct reports, leadership, etc. Passionate problem solver who is proactive, reliable, and resourceful Track record of fostering a collaborative team environment
Minimum Requirements:
High school diploma or GED equivalency 5 years maintenance/construction background EPA 608 Certification for Refrigerant Management (At least Type II or Universal Certification required) Daily travel between properties Must be able to work in environmentally and physically challenging working conditions Must be able to lift objects weighing 50lbs or more regularly Must be able to effectively communicate verbally and in writing Excellent Communicator, both verbal and written Unrelenting attention to detail with an eye for accuracy and consistency Ability to build effective relationships with a wide range of people Strong presentation skills
