We are seeking aProject Manager for our federal team supporting project sites overseas, primarily in Germany, with the main project site being the Landstuhl Regional Medical Center (Landstuhl Hospital) near the Ramstein Air Force Base. This is an exciting opportunity to live abroad and lead projects primarily related to installation, maintenance and service of commercial and industrial Electronic Security Systems projects (access controls, intrusion detection, CCTV, etc) to U.S. military and other U.S. federal government sites in the region.

Location:
Primarily supports the Landstuhl Regional Medical Center (Landstuhl Hospital) near the Ramstein Air Force Base. May support some other smaller project sites in the region also. Must be able to live in the Landstuhl, Germany or surrounding area on a full-time basis (employees choice)
Vacation:
3 weeks of paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays per calendar year (6.5 weeks in total)

As a Project Manager, you will:




  • Under general direction, acts as the on-site project leader to plan, execute, and control installation, maintenance and service projects at assigned locations
  • Ensures that assigned preventive maintenance and corrective maintenance are done accurately, on time, billed, within budget, and within the scope of the contract.
  • Provides work direction to subcontractors, technicians, designers, and administration as necessary
  • Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors
  • Negotiates, prepares and issues subcontracts
  • Develops project schedules and execute according to plan.
  • Ensures that assigned projects are done accurately, on-time, billed within budget and within scope of the contract.
  • Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics
  • Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety.
  • Understand project and contract scopes; actively pursue growth opportunities that will help the customer achieve desired outcomes
  • Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals
  • Ensure mechanics, technicians and subcontractors complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers
  • Complete timely and accurate project billing to maintain profitability goals and positive cash flow
  • Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required
  • Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts
  • Manage risk, establish project recovery plans, and resolve disputes to minimize escalation
  • Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards
  • Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned
  • Coordinates customer-training requirements
  • Other duties as assigned


Required Qualifications:



  • Project management or service management experience in the Building Construction or Maintenance and Service (M&S) Industry
  • Service management experience with managing, coordinating and supervising the maintenance and service order process from the conceptual development stage through execution, preferably with Electronic Security System (ESS) projects
  • Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience
  • Proficient in Project Management software and financial accounting systems. Proficiency with Microsoft Project preferred.
  • Strong personal computer working capabilities in MS Office (Excel, Word, Powerpoint) and basic Windows environment
  • U.S. citizen with the ability to obtain and maintain required government security clearances and/or badges as required to perform site duties. (This involves a background/character, criminal history, employment, and credit check.)
  • Ability to obtain and maintain TESA status in Germany
  • Ability to live in Germany on a full-time basis



Preferred Qualifications:




  • Experience managing maintenance and service programs
  • Experience managing project financials (P&L management experience)
  • Knowledge and experience working with U.S. Army Corps of Engineers projects
  • Understanding military chain-of-command structure and requisite interfaces with elected and appointed government officials
  • Experience reading and interpreting government contracts and government procurement standards
  • Experience managing multiple trades and subcontractors
  • Prior experience managing or leading projects in foreign countries



Preferred Education




  • Bachelor's degree in Construction Management, Engineering, Project Management, Business Management or related field, or equivalent work related experience
  • PMP certification or some PMP course training preferred
