Genesis10 is currently seeking a Civil Project Manager for a Full-Time position with our client in the Milwaukee, WI area. Job Summary:
- Provide leadership, project management, and construction administration services on various major building renovations, additions, new construction, and green infrastructure district initiatives and construction projects
- Oversee and manage the performance of contractors and design professionals during all phases of work
- Closely interact with Milwaukee Public Schools, Design and Construction designers, planners, engineers, and Maintenance & Repair trade personnel to maintain guidelines, specifications, and construction administrative standards
- Will represent the Department of Facilities and Maintenance Services, Design and Construction team, in successfully meeting project goals, deadlines, within budget
Responsibilities: (percentages are approximate and are subject to change)
- 10% Develops scope of work, coordinates with engineers and architects, reviews construction documents and directs construction activities to ensure that the goals and objectives are accomplished within prescribed time frames and funding parameters. Coordinates with MPS trade shop personnel to prioritize, budget and plan long range major maintenance and repair projects.
- 40% Oversees and project manages construction administration activities on major renovations, supports new construction, and major capital maintenance projects. Assists in the development of project budgets. Monitors contractor performance and safe work practices to ensure that work is completed by qualified personnel according to contract documents. Provide inspection reports and represent MPS at construction project/progress meetings. Maintains all project files. Administers construction project budgets. Enforces standards and oversees general contractors, MPS construction and shop/trade inspectors, architects/engineers, and contracted inspectors. Conducts progress meetings from initiation through project closeout establishing lines of communication amongst all project stakeholders, maintains the development of standard operating procedures and minutes
- 30% Works directly with architects and engineers in the development of design and construction documents. Reviews contract documents prior to bidding for adherence to scope, MPS requirements, and project budget. Identifies inconsistencies in documents and assists in value engineering. Provides design services and activities associated with smaller projects, as required.
- 10% Reviews and approves change orders and monthly payment requests. Generates written communications as necessary to project stakeholders. Reviews and assists in updating the MPS Master Specifications. Miscellaneous office work including copying, filing, and similar.
- 10% Works with outside agencies and public officials as necessary to evaluate problems or develop ideas in support of potential projects and MPS district initiatives. Develop, review, and maintain green infrastructure, stormwater management plans, and other site-related documentation and reports.
Qualifications:
- Bachelor's degree in engineering, architecture, construction management or related construction engineering/contracting degree or equivalent experience
- Valid State of Wisconsin motor vehicle operator license and availability of a properly insured personal vehicle at the time of appointment and during employment
- 7+ years of experience in construction-related activities
- Working knowledge of building codes including the State of Wisconsin Building Code for Residential and Commercial Structures; IBC, NFPA, IECC, etc.
- Advanced experience and ability to develop construction cost estimates and review requests for change
- Experience negotiating costs/contracts with contractors, vendors, and suppliers
- Advanced experience in using Microsoft Office Suite, e.g. Excel, Word, Outlook, etc.
- Advanced experience of Microsoft Project or other project management scheduling software
- Demonstrated experience in writing technical reports as well as general correspondence
- Ability to effectively communicate with the public, District personnel, contractors, tradesmen, design professionals, regulatory and governing agencies
- Ability to evaluate various designs as well as construction means and methods based on technical data, material performance/selection, and constructability constraints
- Organizational skills are required, may work up to (70) projects at one time in various stages
Preferred Experience:
- Experience with designing or project managing sustainable engineering practices and/or projects
- Recent construction project manager experience or designer workload with projects totaling more than $15 million per year
- Experience with MEP construction project management-related activities
- Background in Public and Commercial construction; experience in K-12 Public Education construction
- Experience with Autodesk Design Suite preferred, or equivalent industry experience with Bluebeam (PDF markup tool)
- Experience with cloud-based project management tools; Autodesk Construction Cloud
- Experience/working knowledge in reviewing construction drawings, specifications, and other AIA and/or CSI standard documents; experience developing construction drawings and specifications
