Description

LCOR is seeking a full-time Investment Manager to join its Investment Management team in Chesterbrook, PA. The Asset Manager will be responsible for supporting VP of Investment Management on operating assets and development projects related to LCOR's multifamily portfolio. The position will be closely involved in all phases of investment management, from pre-construction to disposition including but not limited to reviewing operating performance, reforecasting, annual capex and operating budgets, conducting bi-annual site inspections, and preparing internal memorandums.

Primary Responsibilities will include:



  1. Actively monitor the operating performance of a nationwide portfolio to maximize long-term economic value.

    1. Interface daily with Property Management, JV partners, and third-party service providers including but not limited to tax consultants, appraisers, and lenders.
    2. Communicate complex financial and operational concepts, in writing and verbally, with internal and external parties.
    3. Monitoring asset performance compared to budget, underwriting and overall market conditions. Report operating results to senior management on a as needed basis.
    4. Recognizing areas of improvement within the business and working closely with Property Management and Senior Management teams on implementing corporate changes.
    5. Monitoring compliance of all guidelines in the investment management agreements.
    6. Understand submarket drivers, supply/demand fundamentals, employment growth and other factors to support overall strategy and specific opportunities to the company and its investment partners.
    7. Maintain a database of property related information on the company's intranet.
    8. Produce ad-hoc analyses to evaluate the performance of assets and proactively identifying and analyzing opportunities for value enhancement and cash flow improvement.


  2. Calculate and report quarterly valuations on all assets inclusive of property value, debt fair value, current prepayments, and market rents.
  3. Assist the VP of Investment Management in aspects of refinancing and disposition preparation, including, but not limited to:

    1. Annual asset evaluation as well as investment committee disposition recommendation.
    2. BOV solicitation, review and sales team selection, marketing strategy, OM preparation coordination and marketing launch.
    3. Coordinate the marketing and transaction processes including tours and bidding, assistance in contract negotiation, and coordination of due diligence and closing.


  4. Travel to site locations for property inspections for due diligence, etc.
  5. Additional duties as needed.



Experience Required:

Minimum 3 years of experience in multi-family properties in an Investment Management role. Experience in Microsoft Office Suite (Word, Excel, PowerPoint) is required, YARDI, LRO, Argus, and other relevant applications are preferred. A college degree is required.
