What you'll be doing: As a Maintenance Manager you will be responsible for the operation and function of all mechanical systems, including but not limited to heating, ventilating and air conditioning systems in a facility. You'll be responsible for the following:
- Prepare daily preventive maintenance (PM) and priority repair schedules.
- Collect, prioritize, assign, and track all repair issues. Administrative-Follow up
- Coordinate the maintenance department activities and supervise the Maintenance Specialists; Administrative-Follow up
- Coordinate all repair schedules through the MMS System; Administrative-Follow up
- Prepare Maintenance Specialists and any other required work schedules; Administrative-Follow up
- Determine PM routes and update as necessary. Region Based.
- Maintain accurate record keeping for all maintenance and repairs on all store, ADC, SSC, and Career Service locations.
- Create and maintain On Time Reports and maintain GPS system.
- Responsible for the control of the maintenance budget.
- Plan and facilitate monthly department meetings.
- Educate all department employees about safety, proper material handling equipment, the Goodwill mission, and the future plan of the agency.
- Control payroll and complete bi-weekly payroll paperwork.
- Ensure all employees are properly trained on all OSHA required procedures.
- Responsible for hiring and training of Maintenance Specialists, concerning company policies and procedures.
- Ensure an acceptable internal customer satisfaction level is maintained.
- Manage all subcontractor repair and maintenance work.
- Coordinate and complete new site build demolition and construction as assigned.
- Strong knowledge with contractor communication
- Ability to read and interpret blueprints.
- Perform all other duties as assigned.
Requirements:
- High school diploma and/or completed vocational training program.
- Five (5) years experience in the operation of a maintenance department or associated skill set.
- Five (5) years of management level experience in a similar position.
- Must be able to communicate and partner with multiple directors to facilitate repair/maintenance needs.
- Excellent written, oral, and computer communication skills with the ability to keep track and report activity.
- Excellent leadership and management skills.
- Develop, train, and maintain staff.
- Competent in problem solving, team building, planning, and decision making.
- Must work flexible hours, including nights and weekends.
- Maintain a good driving record and must meet standards of company's insurance carrier.
- Maintain dependable transportation and communication devices.
- Outgoing personality, professional appearance, independent worker that completes tasks independently.
Work Environment Conditions:
- The ability to push, pull and lift 50 lbs. and the stamina to complete assigned tasks with or without accommodations.
- Able to stand and/or walk for extended periods of time, tolerate environmental issues such as dust, heat, cold.
- Agility to be able to crawl, climb, twist, bend, reach, grasp, lift, lay on hard surfaces, and work in confined spaces.
- Dexterity to use tools associated with the scope of basic knowledge for the position.
