Job title: Operating Engineer Location: SE Orlando, FL 32822 Schedule: On-site, M-F, 7:30 AM to 4:30 PM with a 24/7 on-call schedule for after-hours emergencies Reporting to:Facility Manager Type of Employment: Full-Time w/JLL employee benefits within 1 month of employment Additional Perks: lucrative on call-policy/bonus, company provided uniforms, cell phone, laptop, and reimbursement for new shoes Estimated Compensation: $28.22-33.41 an hour What your day-to-day will look like: Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment; and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment. Responsible for reporting any problems/malfunctions found while demonstrating the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required to schedule the maintenance. Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials. Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or clients operating within the buildings. Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets. Responsible for informing contractors so that they are informed and knowledgeable with respects to the building's critical functions and the work they are to perform, including an incident contact response list. Responsible for understanding and complying with emergency escalation procedures. Required Skills and Experience:High School diploma/GED required; military service, union training, vocational or college education is preferred. Must possess and maintain a valid state driver's license Must successfully pass background, drug/alcohol, and MVR screening process before beginning employment. Three (3)+ years of relevant work experience, preventive & corrective maintenance of commercial buildings/equipment. Need a strong expertise with MEP especially HVAC, any HVAC certifications and licenses are desirable Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS) Experience using Microsoft Office (Word, Outlook, Excel, Teams) Strong customer service skills Must be able to respond and perform emergency repairs or preventative maintenance off hours as directed on nights and weekends. This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including: Lifting a minimum of 80 lbs. Using ladders up to 30 ft and working from heights. Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
