Washington, DC $68,000-75,000 10AM-6PM, M-F The position is on a full-time General responsibilities are for the safe and effective daily operation of machinery and systems in a cost-effective manner. The Operating Engineer must ensure the highest level of professionalism, while meeting the clients' needs, and a commitment to achieving the goal of 100% uptime throughout the facility operations team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function. Primary Responsibilities: Supervises and directs contractors and monitors performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience Maintain lighting system bulbs and ballasts Operate all building systems and infrastructure within the facilities including: fire/life safety, chiller and associated pumps and related equipment, mechanical (HVAC, plumbing, controls) lighting and temperature controls systems Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations Respond effectively to all emergencies Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them Complies with all policies for the safe storage, usage, and disposal of hazardous materials Participate in ongoing technical, safety, and operational process training programs Documents work performance and materials procurement as directed, using work order system Other assigned operational tasks as may be typically expected of the Building Engineer role Record readings and make adjustments where necessary to assure proper operation of equipment. This requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required Performs preventive maintenance on all base building and critical system equipment which includes but is not limited to assembling all tools, supplies, and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting an immediate cleanup of the work area, completing the preventive task sheet, returning tools and unused supplies to store room, and reporting any equipment problems Qualifications An EPA Universal REQUIRED High school diploma or GED 3+ years of experience in building engineering with a heavy emphasis on HVAC Candidate must possess and maintain a valid state driver's license. Must have ability to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and written Strong customer service skills Experience using Microsoft Office (Word, Outlook, Excel, Teams) Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures Successful candidate must be self-motivated who can work independently or on a team Schedule: Monday - Friday 10:00 a.m. - 6:00 p.m. with some overtime required when needed * On call duties and overtime as required #BEjobs #HVACjobs #Ejobs #FMjobs #MMjobs #MHVACjobs #OEjobs #PMjobs #PCjobs #GMjobs #Pjobs #ProjMjobs |
